Big Sky Funding Group FAQ

American Funding Group FAQ

Have  questions? A lot of people do. So, here’s a quick summary of some common questions we at Big Sky Funding Group get from note holders… with our answers next to them. If you still have a question, don’t hesitate to shoot us an email through our contact page (or give us a call).

Q: Why should I even consider selling my note?
A: A couple of reasons, really. First off, your investment is trapped inside of those future note payments, so if you need cash to pay off debts, make a new investment, or for any other reason… selling all or part of your future note payments may be a great option. Second, selling all or part of your future note payments doesn’t mean you’re losing any principal. In fact, there may be ways the Big Sky Funding Group team can structure the purchase of your note payments so you regain all or most of the principal owed you in the note. Ask us how and if your note qualifies ››

Q: Why should I sell my note to the Big Sky Funding Group team?
A: Great question!  Our team has been buying notes for many decades.  Over time, we have faced and overcome many obstacles, both visible and hidden.

In addition to the fact that the Big Sky Funding Group team offers some of the highest prices and can close fast…

  • You won’t have to worry about administrative tasks like IRS income tax reporting requirements, IRS tax liens against the payor, collecting payments, etc.
  • You won’t have to worry about payor issues like bankruptcy, divorce or death,  causing a default on your note. (that’s now our worry)
  • You won’t have to worry about destruction and devaluation of the property / asset.
  • You won’t have to worry about your note being assumed by another borrower who turns out to be a deadbeat.

Q: How do you come up with the price to offer me for my note?
A: Ultimately, we look at a few factors.

1) The note: Payment amount, loan terms, number of remaining payments.

2) The asset: A bit about the property or the asset backing the note. If it’s a quality asset, the note will be worth more.

3) The borrower: The seasoning on the note, credit profile, payment history, etc.

Once we understand the situation well, we’ll make you a fair offer. This offer is based on the value of the note, the risk of receiving on-time payments from the borrower, and the quality of the real estate securing the note.

Q: Are there any fees or commissions I have to pay to work with you?
A: There are NO fees or commissions to work with the Big Sky Funding Group team. We buy and sell notes with cash and we don’t charge the note seller any fees or commissions. In fact, you won’t pay any costs at all during the whole process… we pay every cost associated with the transaction. You just get access to the cash that’s trapped inside your note without the hassles or the costs.

Q: Is there any obligation when I submit my info?
A: There is no obligation at all. Once you tell us about your note, we’ll evaluate the note, set up a call with you to find out more about the borrower or to confirm some of the details in order to make you a fair cash offer.

Throughout the process, it’s your decision as to whether or not to proceed. We will not move forward with our purchase until you are totally comfortable.  We are not happy, unless you are happy. No pressures. No hassles.

“My name is Steve Wayne and, a few years ago, I sold my house in New Mexico. During the escrow period, I worked with the buyer to create a seller financing agreement. This agreement included a promissory note and deed of trust. After the closing, I received 47 monthly payments from the buyer through a third-party servicing company. After years of receiving these timely monthly payments, I decided I wanted to try to sell my note for a discounted cash lump sum. I’m not very internet savvy, so I had a relative of mine do an extensive search on the internet for companies that buy notes. He contacted a total of 17 note-buyers and I told all 17 of them to send me their highest offer. Each one of them emailed me a discounted lump sum cash offer for my note. The Big Sky Funding Group team offered me the highest price of all, so I went with them. My contact person was Dale and we started the process of getting my cash to me. It only took a few weeks for the money to be wired into my bank account. It was a no-hassle process and they paid all the closing costs, so I highly recommend the team at Big Sky Funding Group to anyone who wants to sell their note.”
